Rental Terms and Conditions

 

1. Role of Casa Conil

Casa Conil FRT GmbH acts exclusively as an intermediary in the marketing and management of holiday accommodations.

The rental agreement is concluded directly between the tenant and the respective property owner. Casa Conil is neither the owner of the offered accommodations nor a contractual party to the rental agreement.

Payments made to Casa Conil are received on behalf and for the account of the respective property owner, unless otherwise expressly agreed.

 

2. Arrival and Departure

Arrival (check-in) is possible from approximately 16:00 until 22:00.

Departure (check-out) should take place no later than 11:00.

Earlier arrival or later departure requires prior agreement.

If arrival takes place after 22:00, an additional late check-in fee of €20 may be charged on site.

Bed linen and towels are provided (one bath towel and one hand towel per person).
Beach towels are not included.

 

3. Booking and Payment Conditions

After selecting an accommodation, the guest must provide full postal address and telephone number.

The guest will then receive a booking confirmation by email together with a request to pay the deposit.

For bookings made more than 21 days before arrival, a deposit of 30% of the rental price must be paid within 3 days after the contract has been concluded to the bank account stated in the rental contract.

The remaining balance must be paid either:

  • on arrival when the keys are handed over on site, or
  • by bank transfer no later than 21 days before arrival, depending on the property.

For short-notice bookings (less than 21 days before arrival), the full amount must be paid immediately.

 

4. Services Included in the Rental Price

The rental price includes:

  • utilities such as water, electricity and gas
    (heating costs may be charged separately in winter if applicable)
  • taxes and fees
  • final cleaning
    (in some accommodations this may be charged separately and will be clearly indicated)
  • one set of bed linen and towels per person
    (beach towels are not included)

 

5. Optional Additional Services

Depending on the accommodation, the following additional services may be available:

  • baby cot and high chair (usually available and free of charge)
  • intermediate cleaning (price on request)
  • pets if permitted (€6 per day unless otherwise stated)
  • portable heater (€7.50 per day unless otherwise stated)

 

6. Surcharges

Possible surcharges are always displayed in the price calculator on the property page.

There are no hidden costs.

Surcharges depending on length of stay:

  • less than 7 days: +10% of the rental price
  • less than 6 days: +20%
  • less than 5 days: +30%
  • less than 4 days: +40%
  • less than 3 days: +60%

Additional charges if applicable:

Late check-in after 22:00 – €20
Reservation modification fee – €40

 

7. Security Deposit

The property owner may request a security deposit.

The amount varies depending on the accommodation (approximately €150 – €400) and will be stated in the booking confirmation.

The deposit may be used to cover possible damages or breaches of contract.

 

8. Cancellation Policy

The tenant may cancel the rental agreement before the start of the rental period.

In case of cancellation, the following cancellation fees apply:

  • up to 45 days before arrival: 30% of the rental price
  • up to 21 days before arrival: 50% of the rental price
  • from 21 days before arrival: 90% of the rental price

The tenant reserves the right to prove that the owner has suffered less financial damage.

For reasons of proof, cancellation should be made in writing or in text form (e-mail).

In case of late arrival or early departure, no partial refund will be granted.

The conclusion of a travel cancellation insurance is strongly recommended.

 

9. Availability Reservation

 

All bookings are subject to final confirmation of availability by the property owner.

In rare exceptional cases, for example due to incorrect or delayed availability information, a reservation may need to be cancelled.

In such cases, any payments already made will be refunded in full.

Further claims, especially claims for consequential damages such as flights, rental cars or other travel costs, are excluded unless caused by intentional or grossly negligent conduct by Casa Conil.

 

10. Tenant Obligations

Maximum occupancy

The accommodation may only be occupied by the number of persons stated in the booking.

In case of over-occupancy, the owner may demand additional reasonable compensation or terminate the contract immediately.

 

Careful use of the property

The tenant must treat the accommodation and its inventory with care.

Any damage or defects must be reported immediately to the owner or the local representative.

The property must be returned in a clean and tidy condition (swept floors, washed dishes, garbage removed).

If this is not the case, additional cleaning costs may be charged.

 

Pool and safety rules

The pool may only be used after appropriate body cleaning.

The pool must not be used immediately after applying sunscreen or oils.

Any additional cleaning costs caused by disregard of these rules will be charged to the tenant.

The pool may be temporarily unavailable during cleaning.

 

No youth groups

Groups of young people are not permitted in the holiday properties offered.

 

Charging electric vehicles

For safety reasons and due to potential fire hazards, charging electric vehicles inside or on the property is strictly prohibited.

The use of personal electrical heating or air conditioning devices brought by guests is also not permitted.

Any damages caused by violation of these rules are the financial responsibility of the tenant.

 

Maintenance of garden and pool

Gardeners and pool maintenance staff may require access to the outdoor areas.

We try to minimize any inconvenience during your stay, but regular maintenance is necessary.

If access to indoor areas is required, we will inform you in advance whenever possible.

 

11. Insurance

Neither the tenant, their companions nor their belongings are insured during the stay.

Guests are strongly advised to take out appropriate insurance for illness, accidents and travel luggage.

 

12. Limitation of Liability

The owner is not liable for disturbances related to external services not included in the contract (for example flights or rental cars).

No liability is assumed for impairments caused by local conditions, such as temporary power or water outages or insects.

Casa Conil and the owner are not responsible for accidents during the stay, particularly in properties with pools or rooftop terraces.

Children must never be left unattended near pools or rooftop terraces.

If authorities prohibit the use of pools due to pandemics, drought or similar regulations, no refund will be granted.

 

13. Force Majeure

The owner and Casa Conil are not liable for non-performance or limitation of services caused by force majeure.

Force majeure includes, but is not limited to:

  • natural disasters
  • pandemics
  • government restrictions
  • interruptions of water or electricity supply
  • fires
  • other unforeseeable circumstances beyond the control of the owner or Casa Conil.

In such cases the booking may be modified or cancelled if necessary.

 

14. Default of Payment

If the deposit is not paid on time, the owner may withdraw from the rental agreement after issuing a reminder.

Any deposit already paid may be retained as compensation.

 

15. Immediate Termination

Casa Conil, acting on behalf of the owner, may terminate the rental agreement immediately and without refund if the tenant seriously violates the contractual obligations.

This includes in particular:

  • excessive noise or disturbance of neighbors
  • bringing unregistered pets
  • exceeding the maximum number of occupants
  • serious damage to the property or its inventory

 

16. Final Provisions

Any amendments to the contract require the written or text-form consent of the property owner.

Mandatory legal rights remain unaffected.
